Description
A luxurious, well-proportioned front-facing lot measuring 18 sotok, located 300 meters from the sea.
The lot has water, municipal sewer service, 2 electricity meters, and utility gas right at the corner of the lot;
A complete package of permits and design documents, including a permanent building permit and a working design for the house with renderings…
The plot includes a storage container and a construction trailer with 24/7 security;
Before planning the construction, I conducted a geological survey and had 12 boreholes drilled down to the level of “wild shell rock”;
The lot had a negative slope relative to the road level, and to prevent water from pooling on the lot and under the foundation, I leveled the lot, bringing in nearly 300 cubic meters soil, and built a very sturdy retaining wall; in some places, the site level was raised to a height of up to +1.6 m, which allowed me to elevate it 15 cm above the level of the existing road to facilitate water runoff.
In fact, prior to the construction being put on hold (in addition to building the retaining wall and leveling the site), a monolithic strip foundation (grillage) had been completed, resting on 76 piles up to 16.5 m deep…. That is, the piles were pressed (not driven, but specifically pressed!) into the bedrock;
The piles were made from the same precast concrete as those used for the cathedral’s bell tower, and they were installed by the same company that worked on the bell tower.
The grillage covers an area of 880 square meters.
You could easily build a mausoleum on a foundation like this...
The basin for an indoor swimming pool with a straight slide has also been poured; the pool measures 10×5 m;
The site is under 24-hour security;
